The Design

The redevelopment of the building has transformed it into a premier office destination. By prioritising energy efficiency, occupant wellbeing, and environmental responsibility, the project not only meets the needs of modern businesses but also contributes positively to the community and the environment. Bourne Business Park Building 100, with its blend of cutting-edge amenities, green features, and convenient location, stands as a testament to the possibilities of sustainable development in the commercial real estate sector.

The grand double-height reception creates a welcoming atmosphere for visitors and tenants, adding a sense of prestige and professionalism to the building. Modern lighting fixtures and ceiling designs enhance aesthetics while improving energy efficiency and occupant comfort. Additionally, a communal roof terrace provides outdoor space for relaxation and socialisation, offering tenants panoramic views and fresh air.

Maximising Sustainability

The refurbishment process prioritised the reduction of embodied carbon associated with materials and construction methods, thereby enhancing overall environmental sustainability. Solar panels installed on the roof harness renewable energy, reducing reliance on traditional power sources and enhancing the building's sustainability profile.

We have implemented bike storage facilities, showers, and changing areas to encourage sustainable commuting options, such as cycle-to-work schemes, contributing to the wellbeing of employees. With 90 parking spaces, including 9 EV car charging points, the building prioritises sustainable transportation options to support green commuting. Operating as an all-electric building, it eliminates reliance on fossil fuels, further reducing its carbon footprint and environmental impact.

The building integrates highly efficient dynamic air conditioning with mixed-mode fresh air circulation, ensuring occupants enjoy optimal air quality and comfort while minimising energy consumption. Bourne Business Park has achieved top ratings in both EPC (Energy Performance Certificate) and BREEAM (Building Research Establishment Environmental Assessment Method) certifications for Building 100, underlining its commitment to energy efficiency and sustainability. Through a combination of energy-efficient design and renewable energy sources, the building aims to achieve net-zero carbon emissions during operation.

It was noted that we had achieved an excellent standard against the Scheme’s code, demonstrating a clear willingness to continually improve by addressing previously identified improvement opportunities.

Achieving NABERS

Building 100 at Bourne Business Park has received an impressive NABERS UK (National Australian Built Environment Rating System) Design for Performance rating of 5.5, showcasing the park’s commitment to high performance and sustainability. NABERS UK, assesses a building's environmental performance, focusing on energy efficiency, water usage, waste management, indoor environment quality, and greenhouse gas emissions, and assigns standardised ratings from zero to six stars to indicate sustainability levels.

The project was meticulously executed with a focus on providing comprehensive design optimisation, particularly targeting façade and window enhancements. Feasibility studies and energy strategy assessments were conducted alongside various modelling studies, including thermal comfort, daylight, and compliance.

These prestigious accreditations reflect the building's exceptional energy efficiency and sustainability practices, and construction excellence, positioning it as a leader in environmentally conscious design within the commercial real estate sector. This achievement aligns with the core values of our company, as a B Corp, and our dedication to the Science Based Targets initiative (SBTi). By setting such high benchmarks of environmental responsibility, the building actively supports our company's overarching sustainability objectives, contributing to a more eco-friendly and resilient community.
