Frasers Property appointed Area to refurbish the ground floor reception and all common areas across Building 150 at Farnborough Business Park – covering the ground, first, second and third floors. The vision was clear: create a welcoming, hospitality-inspired experience that would set the tone for the whole building.

Setting the Tone

Starting from an empty shell, we were tasked with creating a scheme that would bring warmth, character and a sense of place – while standing up to the demands of a busy, multi-occupier building.

We began with vision boards to help shape the design narrative, working closely with Frasers Property to capture a palette that was neutral, warm and textured, while avoiding anything too stark. Rich materials played a central role – introducing slatted timber, overlapping textured fins, dark timber accents and bronze details across finishes, lighting and trims.

Bringing the Vision to Life

A major focus was on material durability and sustainability, ensuring the refreshed spaces would stand the test of time. We softened large areas through inset acoustic ceiling treatment and neutral sheers, introduced sculptural modular seating, and warmed the palette with refined colour palette and large-format tiling.

The new business lounge at ground floor offers a flexible, informal workspace for tenants, anchored by a timber library table and a range of relaxed seating options.

Area won this project, as their unique and fresh concept design captured the boutique hotel feel we were looking for. The site team delivered to a very high standard, with excellent occupier feedback.

A First Impression That Lasts

With just six weeks on site, and working in occupation, tight coordination was critical. We delivered a full programme of works including new flooring, stair lighting, signage, specialist joinery and ceiling detailing, along with a striking bronze-finished lighting installation to elevate the double-height reception.

Building 150’s communal spaces now feel more human, more welcoming – and a better fit for today’s occupiers. The design brings a consistent flow through all floors, balancing subtle neutral tones with rich textural interest and hospitality-inspired touches.

By focusing on quality, acoustics and sustainability, we’ve created common areas that feel both refined and resilient – enhancing the day-to-day experience for all tenants.
