When Europa Capital set out to reposition One Eton Street in the heart of Richmond, they turned to Area to help reimagine the building and bring new energy to the space. With several neighbouring properties undergoing refurbishment, One Eton Street needed a bold response.

A New Chapter for One Eton Street

The goal was simple: make One Eton Street stand out and attract the next generation of tenants. Working as design and build partner, we collaborated closely with Europa Capital and newly appointed agents Savills to deliver a transformation that brought new purpose, identity and functionality to this landmark building.

A key focus was the reception – not only did we redesign and expand the space, but we integrated a new mezzanine floor to create communal breakout facilities, helping to add value for tenants right from the front door. Above, a newly opened-up double-height atrium adds drama and floods the area with natural light. Across three floors, we delivered a contemporary Cat A fitout, ready for occupiers to make their mark – all part of a wider landlord-led repositioning strategy.

Making an Entrance

Outside, the building’s presence on the high street was strengthened with bold new signage and branding. We developed a fresh visual identity and logo for the building, helping it stand out in a busy local market. Inside, the space was brought to life with furniture, new lighting and a distinctive curved ceiling detail over the mezzanine. We took care to retain existing elements where possible – for example, refreshing the original reception desk and keeping the glazing, reworking these features into the new scheme with updated finishes and lighting.

The Results

The result is 28,500 sq ft of high-quality, sustainable workspace that feels modern, unique and well considered – the kind of landlord refurbishment that adds long-term value and appeal. One Eton Street now benefits from a fully remodelled reception, communal breakout space, and three floors of tenant-ready office space. With a BREEAM Excellent rating, EPC B and EWave 4-star accreditation, it’s a building built to perform – ready for the next chapter.
