Bourne Business Park is a smart modern development in Weybridge, Surrey, offering new and refurbished office space. Following the relocation of a long-term tenant, 200 Dashwood Lang Road – a prominent building located at the front of the park – was due for a complete refurbishment. The building had tinted glazing and brise soleil window shades which gave it a dated look, and the landlord, LaSalle Investment Management, felt a more contemporary feel was required to compete with other lets on the office park.

The brief

Area’s task was to work with the project managers, Francis Hunter, and architect, TP Bennett, to transform the building into modern, high-standard Cat A offices with refreshed interiors, increased parking space, improved landscaping and top-notch sustainability. This had to be achieved within a limited timeframe to get the building ready for letting and back on the market as soon as possible.

The solution

We removed the brise soleil shading and changed the glazing on the façade to a modern clear view system. The interior was comprehensively refurbished to provide new M&E services and new finishes for the open-plan floors and staircases. The space is now light and bright with plenty of natural daylight and good views of the surrounding greenery. A second-floor terrace has been turned into an attractive staff amenity.

The atrium reception has been redesigned to present a striking and stylish welcome to all those entering the building, with clever use of joinery. The new-look washrooms are sleek and shiny, and high-quality contemporary finishes are used throughout to create the right look and feel. This contributed towards the award of a BREEAM Excellent rating.

The remodelling of the car park and exterior landscape was carried out during the winter, requiring flexible working from our trade contractors and a committed approach from the site management team to make the most of the limited good weather periods that occurred.

Project insight

Changing the whole glass façade of the building while maintaining its security and weather tightness was a key part of the project. The selected method of changing the glass façade was developed in close consultation with the client’s project manager, and this crucial part of the scheme was carried out successfully.
