Maple + Midford, at 4-8 Maple Street in Fitzrovia, has been reimagined as a calm connected workspace that reflects the energy of its central London location. Once a tired office building, it now offers a refined, flexible environment shaped by light, materiality and flow.
Located between Tottenham Court Road and Whitfield Street, the building is surrounded by cafés, galleries, and cultural venues,with strong connections to Warren Street, Goodge Street and Euston stations – making it an ideal base for modern occupiers.
Area was appointed to transform the building’s reception and one of the office floors – creating a more memorable arrival experience and a flexible, modern workspace for tenants. The brief called for a professional yet welcoming environment that supports both focused and collaborative work. With large windows, exposed services and natural light throughout, the building provided a strong foundation for our design approach.
The reception sets the tone from the outset. Glass partitions draw in daylight, while warm, tactile materials create a sense of refinement. The result is a space that feels open, calm and immediately welcoming.
On the tenant floor above, the design leaned into openness and connection. Large windows flood the floor with natural light, while glass-fronted meeting rooms allow it to reach deeply into the space. Open plan work areas encourage collaboration, while a series of breakout and touchdown zones create balance – offering space for conversation, focus and rest throughout the day.
A muted colour palette ties the interior spaces together, with subtle accents adding warmth and definition. Finishes were chosen to distinguish different functional areas – with softer materials in meeting and breakout spaces to enhance comfort and acoustic performance. The result is a cohesive, contemporary workplace that feels natural, balanced and adaptable.
